  2. Appliance Ages & Conditions: Again you will want to know the age of the HVAC system and the household appliances. If they’re getting old and worn down, you’ll want to factor that in so your wallet doesn’t get hit from any nasty surprises shortly after settling in.
  3. Insulation: A properly insulated home helps keep your home comfortable without overexerting your HVAC system. A properly insulated attic and clean ducts can reduce heating bills year-round. An added bonus is double-paned windows, which help prevent precious cooled or heated air from leaking out.
  4. Plumbing: Be sure to check underneath the sinks in the kitchen and bathrooms to examine the pipes. Keep an eye peeled for leaks & water damage, and especially mold. Not only does mold, smell, it can cause health problems (especially for babies and elderly people).
